How Do Santa Clarita Home Prices Compare to Los Angeles and Ventura County in 2026?

by Cyndi Lesinski

How do Santa Clarita home prices compare to Los Angeles and Ventura County in 2026?

In 2026, Santa Clarita's typical home value is below the countywide typical home values reported for both Los Angeles County and Ventura County. As of August 31, Zillow reported a typical home value of $787,700 in Santa Clarita, compared with $873,008 in Los Angeles County and $871,724 in Ventura County.

That gives buyers and sellers useful context, but there’s an important detail: these are broad market numbers. What a specific home is worth can look very different depending on the neighborhood, property type, size, condition, and recent sales.

Where do Santa Clarita home prices stand in 2026?

Zillow's August 2026 data puts Santa Clarita's typical home value at $787,700, down 0.9% from a year earlier. Zillow's measure is called the Zillow Home Value Index, or ZHVI, and it estimates typical home values across a range of housing types.

Here's how the three markets compare using the same Zillow measure:

Area

Typical Home Value

1-Year Change

Santa Clarita

$787,700

-0.9%

Los Angeles County

$873,008

+0.5%

Ventura County

$871,724

+0.7%

The numbers are through August 31, 2026.

On this measure, Santa Clarita's typical home value is about $85,000 below Los Angeles County and about $84,000 below Ventura County.

That's a useful starting point, especially if you're comparing markets. But don't stop there.

Why the numbers can look different from one website to another

If you've been checking real estate websites, you may have noticed that the numbers don't always match.

That's normal.

Zillow's ZHVI measures typical home values across a broad range of properties. Redfin reports median sale prices based on recent sales, while Realtor.com reports its own market statistics based on listing and sales data.

For example, Redfin reported a $796,473 median sale price for Santa Clarita over the three months ending in August 2026. That was down 3.5% from the same period a year earlier. Redfin also reported 508 homes sold in August and a median of 49 days on market.

Realtor.com reported a $775,000 median sold price for Santa Clarita in August, along with a $774,950 median listing price and 64 median days on market.

Those figures aren't necessarily conflicting. They're measuring the market differently.

When comparing areas, it's much more useful to compare the same metric across each market than to take one site's number for Santa Clarita and another site's number for Los Angeles or Ventura County.

How does Santa Clarita compare with Los Angeles County?

Los Angeles County is a much larger market than Santa Clarita, and it contains a wide range of communities and property values.

Zillow's August 2026 typical home value for Los Angeles County was $873,008, up 0.5% from a year earlier.

Santa Clarita's typical home value was $787,700 during the same period. That puts the Santa Clarita figure below the countywide Los Angeles figure by roughly $85,000.

C.A.R. provides another useful comparison. Its August 2026 median price for existing single-family homes in Los Angeles County was $946,950, up 1.7% from August 2025.

Notice the difference between the Zillow and C.A.R. numbers.

That doesn't mean one is wrong. They're answering slightly different questions.

C.A.R.'s county statistic specifically tracks existing single-family homes, while Zillow's ZHVI covers a broader range of housing types. For that reason, it's better not to combine the two figures into one direct price comparison.

How does Santa Clarita compare with Ventura County?

Ventura County's market is particularly interesting because its Zillow typical home value is very close to Los Angeles County's.

As of August 31, 2026, Zillow reported a typical home value of $871,724 in Ventura County, up 0.7% from the previous year.

C.A.R.'s August 2026 median price for existing single-family homes in Ventura County was $925,000, down 1.3% from August 2025.

Again, the difference between the Zillow and C.A.R. figures comes down to methodology and the types of properties included.

Compared with Santa Clarita's $787,700 Zillow typical home value, both countywide figures are higher.

But Ventura County isn't one single market.

Zillow's August data shows typical home values ranging from about $622,000 in Port Hueneme to more than $1.6 million in Westlake Village.

The same principle applies to Los Angeles County.

A countywide number can help you understand the larger market, but it won't tell you what a particular neighborhood or property should cost.

What does this mean if you're buying in Santa Clarita?

If you're considering Santa Clarita in 2026, the county comparisons can help you understand where the market sits within the region.

But your actual home search will come down to the properties that fit your budget.

A buyer looking around the $800,000 range might see very different options depending on whether they're looking in Valencia, Saugus, Canyon Country, Newhall, Stevenson Ranch, or another nearby community.

Even within the same area, two homes with similar prices can be very different.

One might be a condo or townhome. Another might be a single-family home with a larger lot. Age, condition, renovations, square footage, HOA costs, and location within the community can all affect the price.

That's why a broad market number should be a starting point, not the final answer.

What does this mean if you're selling in Santa Clarita?

For sellers, the same idea applies.

A countywide median isn't a pricing strategy.

If you're preparing to sell a home in Santa Clarita, you'll want to know how similar properties are performing in your specific market. Recent comparable sales, current competition, property condition, size, location, and buyer demand can all influence where a home fits in the market.

The 2026 Santa Clarita numbers also show why sellers shouldn't simply assume their home's current value based on what it might have been worth a year ago.

Redfin's three-month data through August showed Santa Clarita's median sale price down 3.5% year over year. Realtor.com reported a 6.63% year-over-year decline in its August median sold price.

The exact percentage varies by source because the methodologies differ, but the data reinforces the importance of looking at current comparable sales when preparing a property for the market.

Does a lower countywide price mean Santa Clarita is always more affordable?

Not necessarily.

This is where real estate comparisons can get misleading.

Los Angeles County includes communities with substantially different housing costs. Ventura County does too. Santa Clarita also has meaningful differences between neighborhoods and property types.

For example, Zillow's August 2026 data showed typical home values of approximately $806,496 in Valencia, $801,401 in Saugus, $746,146 in Canyon Country, and $704,327 in Newhall.

Those figures are estimates from Zillow, not appraisals or sale prices for individual homes. Still, they illustrate an important point: even within Santa Clarita, there isn't one single price point.

Your budget can produce different opportunities depending on where and what you're looking for.

Look at the property, not just the headline

When you're comparing Santa Clarita with Los Angeles or Ventura County, it helps to look at more than the headline price.

Consider the type of property you're comparing. A condo shouldn't automatically be compared with a detached single-family home.

Look at the size and condition of the property, too. A recently updated home and a property that needs significant work may have very different values even if they're in the same neighborhood.

Recent comparable sales are also important. What similar homes have actually sold for can tell you much more about a specific property than a countywide statistic.

And don't forget the costs beyond the purchase price. Property taxes, insurance, HOA dues when applicable, maintenance, and financing can all affect the overall cost of owning a home.

What the 2026 numbers really tell us

The clearest apples-to-apples comparison comes from Zillow's August 2026 typical home values:

Santa Clarita: $787,700
Los Angeles County: $873,008
Ventura County: $871,724

Santa Clarita's typical home value was lower than both countywide figures at that point in 2026. Los Angeles County and Ventura County were remarkably close to one another, while Santa Clarita was roughly $84,000 to $85,000 lower on the same Zillow measure.

At the same time, C.A.R.'s August figures for existing single-family homes were $946,950 in Los Angeles County and $925,000 in Ventura County.

The takeaway is simple: regional data gives you perspective, but local data gives you a better understanding of an individual home.

The bottom line

Santa Clarita's 2026 home values are below the broader Los Angeles County and Ventura County figures when all three are compared using Zillow's typical home value measure.

That doesn't mean every Santa Clarita home costs less than every home in those counties. Real estate doesn't work that way.

Neighborhood, property type, size, condition, recent sales, and current competition can all make a significant difference.

If you're comparing Santa Clarita with another Southern California market, start with the regional numbers, then narrow the comparison down to the communities and properties that actually fit your plans.

That's where the market becomes much more useful to you.
